Paving Brackenfell

Paving Brackenfell driveway

Paving Brackenfell: most of this suburb was built between the late 1970s and the 1990s, and a large share of the original driveways are still in the ground. That is what decides the work here — whether a forty-year-old driveway is lifted and rebuilt or replaced outright. Installed rates R300 to R580 per square metre, measured on site and quoted in writing at no charge.

Replace or re-lay? What we check on site

Check Points to re-laying Points to replacing
Condition of the bricks Sound, sunk but not cracked Cracked, spalling, or 50mm under vehicles
Shape of the failure Dips in the wheel tracks only Whole area uneven, multiple low spots
Edges Restraint intact, joints just open Edges gone, outer courses spread
Levels against the house Still falls away from the building Falls back toward the house or the garage

Re-laying runs roughly half the cost of new, because the bricks are already bought. It is the right answer more often than people expect — the bricks usually outlast the base they were laid on.

Why the base matters more here than the brick

Brackenfell sits on Malmesbury shale with clay through it, the same belt as Bellville and Kraaifontein. Clay swells with winter rain and shrinks in summer, so anything laid on bedding sand straight onto the ground moves with the seasons. The original 1980s driveways were very often built exactly that way. A compacted G5 stone sub-base spreads the wheel load so that seasonal movement does not concentrate in two tracks — that layer, and its depth, is what separates two quotes that look identical on paper.

Brackenfell paving questions

My driveway has sunk in two tracks — does the whole thing come out?

No. Dips that follow the wheels are a base problem, not a brick problem. We lift that section, correct and compact the base, and re-lay the same bricks. The repair is invisible once the joints are sanded.

How deep does the sub-base go?

Deeper here than on the sandy Cape Flats, and compacted in layers rather than one pass, because of the clay. The exact depth comes off what the driveway carries — a bakkie needs more than a sedan.

Can you do it in stages?

Yes. Driveway first, patio later is common. Bricks weather, so a section added a year on will sit slightly lighter until it beds in.

How long are we without the driveway?

Two to three days for a single or double. Foot traffic the day the joints are compacted, vehicles the next day.

Do you do the Protea Heights and Vredekloof estates?

Yes. Estate jobs need contractor details and working hours cleared with the HOA first — we handle that before the crew arrives.
